Selling Your Home? Don’t Make These Costly Mistakes.

As a realtor, I’ve seen countless homes come and go on the market. I’ve been a part of smooth, swift transactions and have also watched sales fall apart because of preventable missteps. The good news is that most of these errors are avoidable with the right guidance.

If you’re thinking of selling your home, arm yourself with this knowledge. Here are some of the most common mistakes I see sellers make—and how to avoid them.

Mistake #1: Overpricing Your Home

This is, hands down, the most common and damaging mistake a seller can make. I understand the temptation; you love your home and believe it’s worth every penny. However, the market doesn’t lie.

  • The Problem: An overpriced home will sit on the market for too long. In today’s digital world, buyers are savvy. They know the market value, and they can see how many days your home has been listed. A long listing time is a red flag, and it often leads to lowball offers.
  • The Solution: Trust your realtor. We use a professional comparative market analysis (CMA) to determine a realistic and competitive list price. We analyze recent sales of similar homes in your area, current market trends, and your home’s unique features. Pricing your home correctly from day one is the single best way to attract serious buyers and get the best offers.

Mistake #2: Not Preparing Your Home for Sale

Selling your home is a different mindset than living in it. You’re no longer presenting your personal sanctuary; you’re marketing a product.

  • The Problem: Clutter, personal photos, and deferred maintenance can make it difficult for a buyer to envision themselves in the space. A dirty home or one in disrepair (even minor issues like a leaky faucet or a broken light switch) can make a buyer wonder what other, more serious problems might be lurking beneath the surface.
  • The Solution: Declutter, deep clean, and depersonalize. Hire a professional cleaner if you can. Pack up family photos and knick-knacks. Make small repairs. A fresh coat of neutral paint can work wonders. Consider professional staging, especially for vacant homes. The small investment you make in preparing your home will almost always result in a higher sale price and a faster sale.

Mistake #3: Neglecting Professional Photography

In the digital age, your home’s first showing is online. Photos are everything.

  • The Problem: Dark, blurry, or unprofessional photos (especially those taken with a phone) will cause potential buyers to scroll right past your listing. A buyer’s interest is piqued by visuals, and if they don’t like what they see online, they won’t bother with an in-person showing.
  • The Solution: Insist on professional, high-quality photos. Work with an agent who uses a professional photographer who understands lighting, angles, and composition. Consider a virtual tour or a video walkthrough to give buyers a comprehensive sense of the space.

Mistake #4: Being Present During Showings

I know it’s hard to stay away when people are walking through your home, but it’s a mistake to be there.

  • The Problem: Your presence can make buyers feel uncomfortable and rushed. They won’t feel free to open closet doors, discuss the property openly, or truly get a feel for the home with you hovering over them.
  • The Solution: Plan to leave your home during all showings and open houses. Let the buyer and their agent have a private, uninterrupted experience. They’ll feel much more at ease and will be able to form a genuine connection with the property.

Mistake #5: Underestimating the Power of Negotiations

Many sellers think the negotiation phase is just about the sale price. It’s not.

  • The Problem: Being inflexible on terms like the closing date, contingencies, or minor repairs can cause a deal to fall through, even after you’ve agreed on a price.
  • The Solution: View the negotiation process as a partnership with a goal to get the deal to the finish line. Be willing to compromise on minor details. A good agent will guide you through this process, advising you on what to concede and when to hold firm to protect your interests.

Selling a home is a significant undertaking, but it doesn’t have to be stressful. By avoiding these common mistakes and working with an experienced realtor, you can set yourself up for a smooth, successful, and profitable sale.
