Your Essential Post-Closing Checklist: What to Do After You Get the Keys!

Congratulations! You’ve closed on your new home, and the keys are officially in your hand. While the hardest part (the buying process) is over, there are a few critical steps you should take in the first week and first month of ownership to ensure a smooth transition and manage your finances correctly.

Week 1: Tying Up Loose Ends & Securing Your Home

This section focuses on essential paperwork, financial follow-ups, and security.

  • 🏡 Change of Address:
    • Submit a formal change of address with the U.S. Postal Service (USPS) online. This will forward your mail from your old place to your new address.
    • Notify your bank(s), credit card companies, subscription services, employer, and any other important institutions of your new address.
  • 🛠️ Utilities & Services:
    • Confirm all utilities (electric, gas, water, trash, internet/cable) have been transferred into your name and are active. If you transferred them prior to closing, double-check that the start date was correct.
    • Cancel utilities at your previous residence if you haven’t already.
  • 🛡️ Update Home Security:
    • Change all locks on exterior doors immediately. You don’t know who (previous owners, contractors, friends) may have old copies of the keys. This is a non-negotiable security step.
    • If the home has a security system, change the codes or transfer the monitoring service to your name.
  • 🗂️ Organize Closing Paperwork:
    • Create a dedicated file for your closing documents (Settlement Statement/CD, deed, mortgage note, etc.). You’ll need these for taxes and future transactions.

Month 1: Financial & Legal Follow-Ups

This section covers important refunds and legal compliance.

  • đź’° Escrow Refund (If Applicable):
    • If you sold a previous home, you may have an escrow account refund coming from your previous mortgage servicer. Contact them if you don’t receive it automatically within 30 days of your old loan payoff.
  • 📝 Homeowners Insurance Refunds:
    • If you paid your new homeowner’s insurance premium for the entire year at closing, cancel the old policy on your previous home if you sold it. You should receive a prorated refund for the unused portion of the premium.
    • Notify your auto insurance company of your new address and, if applicable, to bundle your home and auto policies for a discount.
  • đźš— Update Vehicle Registration/Driver’s License:
    • Check your state’s laws—you often have a limited time (e.g., 30-90 days) to update your driver’s license and vehicle registration with your new address.
  • đź§ľ Property Tax Exemptions (Homestead):
    • Check with your local appraisal district or tax authority about filing for any eligible property tax exemptions, such as a Homestead Exemption. This can significantly reduce your annual property tax bill and often has a deadline (e.g., April 1st).
  • 🚨 Review Your New Mortgage:
    • Locate the first payment coupon or statement and confirm the due date and payment instructions for your new lender. Your loan may be sold to a new servicer shortly after closing—be sure you know exactly where to send that first check!
